These Terms govern use of YYCZufang.com (YYC租房), including browsing, landlord/publisher accounts, listing submission, inquiries and related marketplace features.

1. Acceptance and eligibility

By creating an account, submitting a listing, sending an inquiry, or otherwise using YYC租房, you agree to these Terms and acknowledge the Privacy Policy and Disclaimer. You must have legal capacity to use the relevant service and must not use the platform for unlawful purposes.

2. Marketplace role

YYC租房 provides a rental-listing and communication platform. Unless a separate written service agreement expressly says otherwise, YYC租房 is not the landlord or tenant, is not a party to a lease, does not hold rental deposits for marketplace listings, and use of the public marketplace alone does not create an agency, brokerage, property-management, fiduciary, legal-advisory or other professional relationship with YYC租房.

3. Accounts

Publishers must provide accurate account information, verify their email when required, and protect their password and account access. You are responsible for activity performed through your account. YYC租房 may suspend or restrict accounts affected by security concerns, abuse, unauthorized publishing, repeated policy violations or suspected fraud.

4. Authority to publish

You may submit a property only if you are the owner, property manager, authorized representative, licensed professional acting within your authority, or otherwise have permission to advertise it. You must not copy or upload third-party photos, descriptions, logos or personal information unless you have the right to use them.

5. Listing accuracy and rules

Publishers are responsible for keeping rent, availability, address/community, bedrooms, bathrooms, utilities, parking, pet rules, photos and other material details accurate and current. YYC租房 currently focuses on Calgary listings, limits listing photos to the platform's current technical maximum, and may apply other reasonable publishing controls. Duplicate, misleading, incomplete, discriminatory, unlawful, unauthorized or suspicious listings may be edited, paused, rejected or removed.

Publishers and renters must comply with applicable tenancy, human-rights, consumer, privacy, anti-fraud and other laws. YYC租房 does not determine whether a particular screening criterion, advertisement or rental term is legally permissible.

6. Listing content licence

You keep ownership of content you lawfully submit. You grant YYC租房 a non-exclusive, worldwide, royalty-free licence to host, copy, resize, format, translate and display that content as reasonably necessary to operate, secure, distribute and promote the listing and the YYC租房 marketplace. This licence ends when the content is removed, except for reasonable backup, audit, legal or already-distributed copies.

7. Automated translation

English listing content may be automatically translated into Chinese. Automated translation is provided for convenience and may contain errors or omit nuance. Publishers remain responsible for reviewing their listing information. If a translated listing conflicts with a signed lease, written landlord communication or verified source information, the applicable signed/verified source controls.

8. Listing lifecycle and duplicates

Published listings normally remain active for a maximum of two calendar months unless removed earlier. After expiry, an authorized publisher must reconfirm/republish the listing to make it active again. YYC租房 may block, merge or remove repeated submissions so that the same rental unit is not shown as multiple active listings at the same time.

9. Inquiries, screening, leases and payments

YYC租房 may route renter inquiries to the listing publisher but does not guarantee a response, viewing, application approval or tenancy. Landlords and renters are responsible for independently verifying identity, authority, property condition, rental terms and counterparties before signing documents or transferring money. Unless a separate written service expressly provides otherwise, lease negotiation, screening, deposits, rent payments and disputes occur between the relevant parties, not YYC租房.

10. Prohibited use

You must not use the platform to impersonate another person; publish a property without authorization; post false, deceptive or unlawful content; infringe intellectual-property or privacy rights; harvest personal information; send spam; attempt unauthorized access; interfere with security controls; distribute malware; manipulate reviews/signals; or use the platform in a way that creates unreasonable risk for other users or YYC租房.

11. Moderation and enforcement

YYC租房 may review content before or after publication, request changes, add moderation notes, reject or remove content, restrict accounts, preserve records needed to investigate abuse, and cooperate with lawful requests. Review is a platform quality/safety function and does not mean YYC租房 guarantees the listing or user.

12. Fees

Standard property listing is currently offered free of charge. YYC租房 may introduce optional paid services in the future. Any charge will be disclosed before you purchase the relevant paid service; simply browsing or maintaining a standard listing will not create an undisclosed charge.

13. Intellectual property

The YYC租房 name, platform design, software, original text, logos and other platform materials are protected by applicable intellectual-property laws. These Terms do not transfer ownership of YYC租房 intellectual property to users.

14. Privacy and third-party services

Personal information is handled as described in our Privacy Policy. The platform may rely on third-party infrastructure, email, AI translation, geocoding, mapping, storage or other service providers. Their availability and processing may be governed by their own terms and policies.

15. Availability and no warranty

The platform is provided on an “as available” basis. YYC租房 does not promise uninterrupted operation, that every listing is accurate or still available, that a renter will qualify, or that any transaction will be completed. To the maximum extent permitted by law, warranties not expressly stated in these Terms are excluded.

16. Limitation of liability

To the maximum extent permitted by applicable law, YYC租房 is not responsible for indirect, incidental, special or consequential losses arising from user-generated listings, communications between users, third-party services, decisions made from platform information, or transactions completed outside the platform. Nothing in these Terms excludes liability that cannot lawfully be excluded or limited.

17. Governing law

These Terms are governed by the laws of Alberta and the applicable laws of Canada. Subject to any mandatory legal rights or jurisdiction rules, disputes relating to these Terms are to be resolved in Alberta.

18. Changes and contact

We may update these Terms as the platform evolves. The current version and effective date will appear here. Questions can be sent through our Contact page or to hello@yyczufang.com.
